For many projects all that’s needed to get started is a simple floor plan. Whether you’re applying for permits, seeking bids from contractors or building it yourself I can help you make the decisions that are necessary to get your project started.
Below are a few examples of floor plans that I’ve designed for past remodel projects.
Examples
Whole house reconfiguration – before
This floor plan represents a small two bedroom house as it was before before being redesigned. There were many things that were inefficient and awkward about the layout as it was.
Whole house reconfiguration – after
below is the design proposal that the client chose. In this plan the laundry was moved to the basement, the basement stairs were reconfigured to have proper head clearance, the back door was moved, the bathroom was enlarged and the space that was gained by moving the laundry to the basement allowed for a much more spacious master bedroom.
Master bathroom remodel – before
Yes the bathroom Shown below actually had a heart shaped tub. This is the master bathroom as it was before a major reconfiguration. this was a fairly large bathroom but the tub took up a significant amount of the space and my client almost never used the tub. They did use the shower daily which was crammed in a very small not very well ventilated room that was accessed by going into a large walk in closet.
Master bathroom remodel – after
By removing the large tub deck and heart shaped tub the shower was able to be moved into the more spacious part of the bathroom and the closet was able to be used far more efficiently.
Basement remodel – before
the floor plan below shows the layout of my clients basement as it was when I was hired. It was partially finished but the rooms were awkwardly proportioned and mostly went unused.
Master bathroom remodel – after
This is the layout of the basement after it was remodeled. A bathroom and finished laundry room were added, the main part of the basement was opened up to feel more spacious, there was a door system that was installed that allowed the office area to be closed off from the main space. Talking to the clients afterward they said that “the basement gets used way more since the remodel” and they said “we feel like we’ve had a whole new floor added to our house.”
